Less than 5% down does not mean less than 5% cash to close

Down payment is only one line in the transaction. Closing costs, prepaid taxes and insurance, escrows, program fees, mortgage insurance, points, lender credits, seller contributions and verified assistance can change the total. How to choose without chasing a headline

  1. Screen eligibility for each program before assuming it applies.
  2. Use the actual Florida property because location, occupancy, condition, appraisal and insurance can change the result.
  3. Compare complete monthly payment, cash to close, mortgage insurance or program fees and expected time in the home.
  4. Document assistance, gifts and other funds before moving money.
  5. Choose only after the lender reviews the complete file; a low-down-payment feature is not an approval promise.
