  1. Verify your occupation eligibility. Review Florida Housing's eligible occupation list or call me directly — I can confirm in under two minutes. Bring employment documentation (pay stub, offer letter, or employer verification letter).
  2. Check your credit score. You need a 640 minimum. If you're between 580–639, you can still get an FHA loan on its own — but you'll need to reach 640 before accessing Hometown Heroes DPA. A targeted 60-day credit plan often gets borrowers over the threshold.

Hometown Heroes Repayment: What You Need to Know

The Hometown Heroes second mortgage is deferred — you make no monthly payments. But it does not forgive. Here's exactly when repayment is triggered:

  • You sell the home
  • You refinance (a full payoff refinance or cash-out refi)
  • You transfer ownership (gift deed, adding a non-original borrower to title, etc.)
  • The home is no longer your primary residence

Because the second mortgage accrues 0% interest, the balance you repay is exactly what you borrowed — it doesn't grow. If you received $20,000 in DPA and sell the home 7 years later, you repay $20,000 from the sale proceeds.
