Florida FHA Closings: What HUD’s 2026 Form Update Changes

August recovery and review: Restored to its intended August 12, 2026 publication position and reviewed against the cited primary sources on August 27, 2026. Article dateModified reflects this review.
HUD announced that the Federal Housing Administration is eliminating the duplicative requirement to use Form HUD-92900-B, the Important Notice to Homebuyers form. For a Florida FHA buyer, the practical takeaway is modest but useful: ask the lender which documents are required for the current file, and do not confuse removal of one form with removal of the lender’s broader disclosure, underwriting, appraisal, or closing responsibilities.

In its June 23, 2026 announcement, HUD described fourteen FHA Single Family policy changes. One listed change is eliminating the duplicative requirement for lenders to use the Important Notice to Homebuyers Form 92900-B, with HUD stating that the change is intended to simplify the closing process.
The announcement is a federal FHA program update. It is not a Florida-specific promise, and it does not tell a borrower that a particular loan can close without other required documents. The lender’s closing package still has to match the FHA program, the transaction, the property, and applicable federal and state requirements.
What the update does not change for a Florida buyer
- The property still matters. Appraisal, minimum property requirements, flood or hazard insurance, condo or project questions, and repairs remain part of the review when applicable.
- The borrower file still matters. Income, assets, liabilities, credit history, occupancy, and source documentation still need to be reviewed.
- The written contract still matters. Amendments, seller-paid items, credits, addenda, and changed dates should be delivered to the lender rather than handled informally.
- The lender’s checklist still controls. A web article cannot tell you which documents are missing from your specific file.
A simple FHA closing-file checklist
- Ask for the current list. Request the lender’s written list of outstanding conditions and closing documents.
- Match documents to the transaction. Check that the names, property address, contract terms, dates, and amounts are consistent across the file.
- Report changes promptly. New debts, employment changes, asset transfers, contract amendments, repairs, or insurance changes can affect the review.
- Read before signing. Ask questions about documents you do not understand. Educational explanations do not replace the lender’s required disclosures.
- Keep the final package. Retain the signed documents and closing disclosure with your personal records.
Where to verify updates
HUD’s FHA INFO and Single Family Housing resources are the appropriate starting points for program announcements. Your lender should explain how an announcement is implemented in the current loan workflow and whether any additional documentation applies.
For related context, see the site’s Florida FHA credit-file guide and earnest-money documentation guide. Both address separate file questions that can still matter at closing.
