What HUD changed

HUD Mortgagee Letter 2026-10 revises FHA mortgagee quality-control requirements so an appraisal field review is an optional component rather than a required component for every loan selected for an appraisal review. The mortgagee still reviews the appraisal report and property documentation and may obtain a field review when needed to assess the appraisal adequately.

What the update does not change

The letter does not eliminate the FHA appraisal, guarantee value or condition, replace an inspection, or promise approval. The actual appraisal, property documentation, underwriting findings, lender requirements and FHA rules control the file.

Florida buyer checklist

  1. Read the appraisal and identify required repairs or property questions.
  2. Keep the appraisal separate from an independent home inspection.
  3. Ask the lender which property documents or reviews remain outstanding.
  4. Verify insurance, title, association and contract timing independently.
  5. Do not treat a quality-control policy change as a waiver of property eligibility.
